Property Management

We've been managing properties since 2011. We offer services to private and institutional Clients. Our proven system simplifies the services and results you especially need. As a privately held firm, our streamlined services offer the flexibility you require for your specific management needs. We offer full service asset management and A Lacarte' management. You will be able to rest assured that your real estate investment is working for you.
All properties are subject to a one time administrative acquisition fee of $150 (this fee includes an initial property management inspection, assessment, photos, appliances, and AC condensers inventory (serial #s) and other administrative tasks performed upon the intake of ALL properties).
All vacant properties are subject to a Tenant procurement fee equal to the first full month's rent and a recurring fee in the amount of $100.00 or 10% of the gross income for monthly management fee, whichever is greater.
Term
Minimum Lease/Management Term is 12 months. We do offer discounts for 24 month terms
Security Deposits
All security deposits must be held in escrow by our firm. We hold all escrows in our Trust Account at Capital One Bank.
Repairs
While our firm prefers not to escrow for repairs, we will deduct repair amounts from future rents as reimbursement for repairs we cover the cost of (invoices are billed to you). For repairs exceeding an agreed amount, your prior permission may be required. For most servicing, we offer repair/maintenance service via MaintenancePro USA, LLC, a firm The Home People Realty Corporation has an affiliation with and regularly conducts business with.
Maintenance
Properties we manage are to include at least one fire extinguisher in the kitchen for Tenants access in the event of a fire. During the move in walk through, the Tenant(s) are explained how to use the extinguisher in the event of a fire. The fire extinguisher expense is billed to the Landlord.
Properties we manage that are leased via any housing authority or subsidized housing program, yard maintenance must be included. The cost of this service is billed to the Landlord. Most Tenants do not maintain the property yard when renting via Housing Vouchers.
Insurance
Proof of property insurance is required from the Landlord for each property we manage. We also require ALL Tenants to provide proof of renter's insurance not less than $100,000 liability. Lapse of any policy may be cause to terminate the lease. This is for the protection of the Tenant, you, the Landlord/Owner and our firm. Additionally, you are required to have at minimum a general liability insurance policy for your real estate investment business (if you operate as a business) also listing The Home People Realty Corporation and its Broker as additional insured.
HVAC/Filters/Gutters/Pressure Washing
Landlords are required to have each property's HVAC system and the property's filters professionally serviced annually. Our licensed vendors may provide this service and the cost of this service is billed to the Landlord. All properties we manage must have gutters cleaned annually. Our vendors may provide this service and the cost of this service is billed to the Landlord. All properties and driveways are optionally (highly recommended) pressure washed annually. The cost of this service is billed to the Landlord.
Service Calls
For each service call where the Broker or one of our appointed agents must be present at any property, the Landlord incurs a $50 service call fee from The Home People Realty Corporation. Additionally a 10% fee is added to the final bill of all repairs handled by our firm invoiced to you by a third party. Example is: Utility company requires owner presence for utility connection or sewer line break.
What We Offer You
Our property management services are built upon trusted and reliable, competent professionalism. We offer peace of mind, professionalism, and quality service. Our goal is to help you maximize your real estate investment. As a part of our property management of your real estate, we provide marketing of all properties, thorough screening of all applicants (including criminal and eviction history - county by county), income verification, and validation of rental history along with accounting, maintenance requests, and vendor selection. In events where eviction is necessary, we handle the eviction process (at additional costs of $300 per eviction) This cost does not include the per person eviction fee charged by each county. We handle the leasing process in its entirety.
Late Fees
Late fees are a standard $85.00 for all properties. This fee is paid and kept by our firm to cover collecting costs.
We provide compliance of all state and federal compliance laws pertaining to your property, which ultimately protects you.
Online Access
You will receive online access to view real time activity on your property. Monthly statements are provided at your convenience for easy accounting. Tenants are able to make online payments and all Tenants have online access to make maintenance requests or report other information, which is totally transparent for your viewing at any time.
